A useful Scan-to-BIM brief is short, specific and testable. It tells the modelling team what the model is for, not simply that a point cloud exists.
Define the intended use
State whether the output supports existing-condition design, planning, technical design, coordination, visualisation or asset records. The intended use guides suitable detail and tolerance.
List the source evidence
Identify registered point-cloud format, survey control, photographs, Matterport access, existing drawings and known gaps. Say which source takes priority if the information conflicts.
Make representation rules visible
Specify included and excluded elements, approximate elements, room naming, level strategy, sheets and the treatment of inaccessible areas.
Agree a review path
Confirm Revit version, template, delivery date, comment rounds, file-transfer method and who owns design and compliance decisions.
